Cristian Onofrei, Program Development Manager, TEC Cluster: Rely on Construction’s Life Cycle, the simplifying concept of construction’s domain evolution

One of the simplifying concepts in construction industry is Construction’s Life Cycle which implies a series of stages, from construction development to reception and operation and which represents an integrated approach to construction’s initiative as stated by Cristian Onofrei, Program Development Manager, TEC Cluster on March 4th at Freedom of Trading and Communication Coalition (CLCC) webinar which had the theme: The impact of construction projects upon economic development.

“Constructions are complicated, with many contingencies; it is not enough to always know what I want, I need to know what resources I need in order to successfully finish the project at the established deadline while structures implies a lot of specialties and specialists. Is difficult for a normal man to understand all these roles and then one of the simplifying concepts is Construction’s Life Cycle. It presumes a series of stages through which the construction passes: development, reception and operation. Construction’s industry has always looked for an integrated approach to construction’s initiative. In the beginning it was only the idea of delivering the whole project, then it was the idea of following the whole life cycle which has a few big steps: strategy – planning, design – projection, construction – reception, exploitation – maintenance. Every step ends with a deliverable, which constitutes the theme for the specialists that come in the next step”, said Mr. Onofrei.

 According to Cristian Onofrei, sometimes deliverables are made for an information exchange with the authorities, for example the certificate of urbanism, approvals, construction authorization and others. Besides, the relation between teams is complex and the information roams from investors which is in the middle, to important actors and subcontractors and so on.

Operations can be enhanced and organized by digital transformation

“It’s needed for a way to sort and enhance to appear and this digital transformation makes it possible. BIM (Building Information Modeling), simply said is the collaborative working concept. The technological process, computers’ software, cloud service, easy information exchange have changed everything around us and digitalization is part of every domain now. Its benefits can be seen everywhere around us. BIM is a collaboration of involved factors, all stages of construction’s life cycle: planning, construction, utilization” said also Mr. Onofrei.

From level 0 BIM (Building Information Modeling) to level 2

Evolution continues: “When we gave up the plan, ink and calculations and started using the CAD, we were somewhere around level 0 BIM. Things evolved so that as of now we are at level 1, even in Romania where every specialist is making its own model and based on models we can be one step ahead in digitalization. But we are far away from efficiency. Digitalization, efficiency and all the benefits we can possibly want are on level 2, which, owing to technology and the Cloud, allows all specialists to work on a single model, a single version of truth. If we don’t switch to level 2, technology perks will only be mentioned but not felt. I really think TEC Cluster will help very much to implementing BIM level 2 in constructions.”

BIM advantages: operator only supervises, robots are working

According to the specialist, BIM ensures one version of the project and an easy way of communication between all specialist, from concept to fabrication and putting in work, it ensures construction’s efficiency with costs reduction as well as in the construction stage and operating stage. The information, being well structured and at hand for all operators, helps with clear decisions.

“Romanian planners know about this digital transformation, but we should see how can we link it to the construction site. Collaborative working method has its own instruments when it comes to project execution. It’s different, going to the working site with a screen instead of digitalizing project’s plans. BIM allows utilizing some digital instruments that report themselves directly to the 3D model, basically machineries will constantly know what they should build, people on the working sites have specific instruments. Robots are already on site. Their work is based on sensors installed on the equipment that allow the machineries, considering its models and met circumstances, to decide how to take action. The operator is inside of it, but only as a supervisor”, told Mr. Onofrei.

The moderate debate held by Constantin Rudnitchi, Executive Director of CLCC, aimed at the construction’s industry situation regarding the restrictions imposed by the COVID-19 pandemic, the challenges of this period, the solutions and technologies used to meet clients’ needs and also the impact of this industry on economic development.

The event was organized by CLCC (forum that reunites approximately 2000 companies that consider economic, trade and communication freedom to be fundamental in a democratic society) in partnership with Federation of Employers of Construction Companies (FPSC). The latter sustains and protects its members’ interests and aids information and experience exchanges, strengthens relationships with national and international professional organizations, promoting loyal competitiveness, constructors’ image and their role in society.
